One 32 kW boiler, where previous quotes suggested another boiler to reach 65 kW

A full renovation of a 5 bedroom, 4 bathroom house with two 25 kW Vaillant heat-only boilers. The house was extended to 7 bedrooms and 8 bathrooms in total.

50kWTwo 25 kW boilers, before
65kWWhat previous quotes suggested
32kWOne Vaillant ecoTEC plus, range rated to 28.5 kW to cover the extension
24.5kWThe whole house after the loft was insulated, with the boiler range rated down to match

What we found

A full renovation was underway, and the contractor contacted us because previous quotes suggested installing another boiler, to bring the property's capacity up to 65 kW.

One of the two boilers was quite new. Asked how it had been sized, the previous engineer said the old one had broken, so it was replaced with one of the same output.

After a discussion with the client about the building's age and materials, Kirk did a heat loss survey and got 24.5 kW. He redid it and got the same figure, then commissioned an independent survey, which came to 27.5 kW. He isolated one of the boilers, and a couple of weeks later he could show the client the replacement boiler hadn't been needed: the system simply needed re-piping for one boiler.

Before the work, there was no balanced water supply or comfortable heating.

What we did

  • Removed the two 25 kW boilers and fitted one 32 kW Vaillant ecoTEC plus, range rated (its output capped) to 28.5 kW to cover the new extension
  • Advised the client that the old section's loft had minimal insulation. He provided the insulation, and the team added 300 mm across the loft
  • Recalculated the heat loss with the loft insulated: 24.5 kW at -3°C for the whole extended house, and the boiler range rated down to match
  • Replaced the 250 litre cylinder with a 400 litre cylinder with a 3 m² coil
  • Installed underfloor heating in the new section, with radiators upstairs
  • Upgraded the water supply to all outlets
  • Balanced the old section of the property and added 2 new heating zones
  • Priority hot water, with Vaillant sensoCOMFORT thermostats in place of all the third-party thermostats

The result

The extended house ended up back at 24.5 kW, the figure our original survey gave, and around 40 kW below the capacity previous quotes proposed. The client has since reported cost savings and the best hot water ever, despite having more bathrooms.

“This project has been my most challenging and enjoyable to date.”

What the client said

Antony S.Google review · October 2026

Kirk Ferguson of NuRenewables Heating is the most knowledgeable heating engineer/plumber I have ever used and performed an absolutely superb job reworking how my entire heating and hot water system was configured for a large extension. This included installing a new boiler, powertank (to improve the water pressure), hot water cylinder, 3 bathrooms and a kitchen amongst other works.

Kirk is a delight to have in the house, is super tidy, but most of all is an expert in his field and applies a scientific approach to his installations to maximise the efficiency for the homeowner.

A Viessmann Vitodens 100-W system boiler was installed with full weather compensation, for 18.8 kW at an outside design temperature of -3°C. A Viessmann 4 pipe system is used with a 300 litre unvented cylinder, giving priority hot water to the client's five bathrooms and large family while maintaining efficiency.

Beyond heat-loss calculations: understanding how buildings really perform

One of our current London new-build projects features a highly insulated envelope, substantial lower-ground construction and thermal mass, with a calculated design heat loss of approximately 4.2 kW.

The heating design uses predominantly open-loop underfloor heating, carefully balanced circuits, appropriate system water volume and weather-compensated control. After commissioning, OpenEnergyMonitor Level 3 and temporary wireless room-temperature sensors will be used to assess energy performance and room response.

“Good engineering means calculating carefully, selecting appropriately, then measuring and refining for real-world comfort.”
